There has always been something inherently valuable about a home on the water. A private shoreline, an expansive view, a dock just steps from the back door—these are more than amenities. They shape how a property is experienced. But this season, the waterfront premium is becoming more nuanced. Across luxury markets, buyers are increasingly looking beyond the simple distinction of “waterfront” versus “non-waterfront.” They are evaluating the quality of the view, access to the water, outdoor living potential, privacy, condition of the property, and the costs associated with maintaining a home in a waterfront environment. The result is a market where not all waterfront properties command the same premium.
The View Still Leads
Unobstructed water views remain one of the most powerful features a property can offer. Whether overlooking an ocean, lake, river, or bay, a home with direct visual access to the water creates a sense of openness that is difficult to replicate. Recent 2026 research from Zillow found that waterfront homes sell for approximately 3% more than expected, while homes with docks can command an even larger premium. For buyers at the luxury end of the market, however, the distinction often comes down to what kind of waterfront experience the property provides. A panoramic view from nearly every major room is fundamentally different from a partial glimpse of the water. Direct shoreline access is different from being across the street. A deep-water dock is different from a small recreational pier. As waterfront inventory remains inherently limited, these distinctions can have a significant impact on value.
The Dock Has Become a Defining Feature

Ask:
How much usable shoreline does the property actually have?
Is the water accessible for boating or other activities?
Is there a private dock, and what condition is it in?
How protected is the property from flooding and erosion?
What are the current insurance costs?
Does the property's orientation maximize the views?
How much privacy does the waterfront provide?
Are the outdoor spaces designed to take advantage of the setting?
What maintenance will the seawall, dock, landscaping, and exterior require?
These details can make the difference between owning a property that simply sits beside the water and one that truly takes advantage of it.
The New Waterfront Premium
The definition of waterfront luxury is changing. The premium is no longer simply about owning a home near the water. It is about owning a home that experiences the water exceptionally well. The strongest properties combine the elements buyers cannot easily recreate: unobstructed views, privacy, meaningful shoreline access, thoughtful architecture, exceptional outdoor spaces, and a setting that feels genuinely rare. For buyers, that creates an opportunity to think beyond square footage and compare the complete waterfront experience. For sellers, it reinforces an important lesson: the right waterfront property doesn't need to compete on quantity. It needs to communicate what makes its setting irreplaceable.
This season, the most valuable waterfront homes may not simply be the ones closest to the water.
They may be the ones that make you feel closest to it.
